Beginning with the construction of 80 Villas at the Arizona Biltmore in 1993, Grossman Company Properties pioneered what has become a modern industry standard:  the Pooled-Return Resort Villa concept.  Over time, GCP has extended its Villas program to include 200 units at the Arizona Grand Resort, and its Villas concept has been copied by others at many of the best resorts throughout the United States.  This innovative approach provides qualified buyers the opportunity to own a luxury villa within an existing resort, with access to all the resort amenities (including spas, pools and golf courses), combined with the owner’s optional participation in the resort’s rental pool.  The rental pool, as opposed to traditional individual rental or time-share, allows all owners to share equally in the rental returns of all units in the pool.

A successful Resort Villas program requires a careful balance.  On one hand, to maximize the success of the Resort, Villas must have furnishings, décor, and artwork which are consistent with the Resort’s feel and its other room product and they must have the most current amenities and technology, all of which should seamlessly integrate into the Resort.  Without these important synergies, the Resort as a whole will feel disjointed, décor will be dated and inconsistent and Resort guests will be disappointed.  On the other hand, the Villas program must treat the Villas Owners as VIP’s, paying them an extraordinary level of attention and making every reasonable provision for their fullest enjoyment of their units.

Over the years, GCP has worked closely with the Villa Owners to maintain a high level of excellence and consistency, and has provided superior total returns to both the resort operator and individual unit owners.
